Solea full of bright options for a new generation of homebuyer

Luxe Developments caters primarily to young and vibrant first-time homebuyers ready to leave the nest in its latest project, Solea Condos. 

Offering 64 suites in a modern U-shaped complex comprised of stucco and vinyl siding, the property is youthful inside and out. With details inside and out including a peaceful, landscaped courtyard to socialize and barbecue within, this revitalizing condominium is a unique and contemporary addition to a traditional community.

Once its own town, the community of Midnapore was annexed to Calgary in 1961 and has flourished ever since. Located near the outskirts of the city’s southeast quadrant in the centre of Midnapore, Solea is located at 15304 Bannister Road S.E., near many desirable amenities from shopping to eateries and movie theatres along Macleod Trail. The Fish Creek-Lacombe C-Train station is a mere ten-minute walk from Solea, while the downtown core is also a quick ride away. Midnapore is adjacent to Fish Creek Park, providing very easy access to Calgary’s far-reaching pathway system. 

“Solea’s proximity to amenities combined with quality construction at a relatively affordable price makes it a very desirable place to live,” says Cara Ferguson, Luxe Developments’ sales and marketing manager. 

Offering a full array of shops, services and restaurants, in the communities of Midnapore and Shawnessy, there is easy access to grocery markets and specialty shops, fashion outlets, movie theatres, hotels, the public library, and the YMCA. Access to Lake Midnapore, where members can fish, canoe and play sports in the summer as well as ice skate and toboggan in the winter, has even been built into Solea’s condo fees.

The 64 units have proved extremely popular, with 58 suites sold to date. All suites range from 644 square-feet to 955 square-feet. Of the six remaining units, four are two- bedroom, two-bathroom units, from $289,000, while the others two are one-bedroom-and-den suites starting at $235,000. Luxe Developments’ in-house team created all of the interiors, with living in the suites front of mind. “We try to provide an interior package that is above standard so there is no need for upgrades,” says Ferguson. All kitchens serve up standard maple cabinets and stainless steel appliances—including a refrigerator and smooth top stove, dishwasher, over-the-range combination microwave and hood fan. Other user-friendly features enjoyed by residents are stacking laundry centres, chrome plumbing fixtures, ceramic tile and luscious modern carpet underfoot. “With the large windows, the units are very bright,” adds Ferguson. “The nine-foot knockdown ceilings have also been a big draw.”

Natural light is exceedingly popular in the new generation of developments under construction in the city, perfect for open-space concepts in architectural design. All units also come with one underground parking stall. Solea is suited for first-time homebuyers, young couples and students. The move in date is slated for as early as this month.
