Rooms with a view: Greenview on the Park

Northeast conversion designed for a best-of-both-worlds lifestyle

There’s a reason why location, location, and location are the three most important selling points in real estate, according to the old saying.

When choosing between different properties all of comparable size, price, and style, buyers will go for the one that improves their quality of life in the long run. 

And, in this case the long run shouldn’t refer to the time it takes to get work. 

An all-new funky condo, with convenient access to downtown and transit, located just ten minutes from the airport in a quiet area where friends can easily come visit, makes, especially for young urbanites, buying at Greenview on the Park a no-brainer.

For starters, it sits on a park between Edmonton Trail and Centre Street just far enough northeast of the core to make it affordable. “It’s a gem on a park that no one’s aware of,” says Laura Schewchenko, the licensed realtor with Re/Max selling the suites. “It could have just as easily been called ‘Urban Living on the Park’, she says, citing to outdoors and the park wrapping all around the four-building complex, in an established area with mature trees and minimal development expected in future.

It’s a condominium conversion that will not disappoint, notes Schewchenko, a realtor with a dozen years experience in the industry. Each one-, two-, or three-bedroom unit features a contemporary open-concept floor plan with the kitchen opening to living room and a large balcony or walkout patio with glass panels allowing the notable “green view.”

Espresso-stained engineered hardwood flooring in the living room, kitchen and optional in the bedrooms sets the stage for the suites ranging in size from 687-square-foot one-bedroom units to 1,141-square-foot three-bedroom units with an extra ensuite and walk-in closet in the master bedroom. “The square footage is large and properly proportioned out through the whole unit,” says Natalie Berthiaume, Schewchenko’s assistant. “You do have a large master bedroom in all the units with a lot of closet space and in suite storage as well, which I think a lot of people actually prefer.”

Kitchens have been thoroughly redone and feature custom cabinetry in shaker-style espresso maple, granite countertops and ceramic tile backsplash, contemporary stainless steel hardware, and track lighting over the breakfast bar. The four-piece appliance package is available standard in black or white with an option to upgrade to stainless steel. The bathrooms have the same quality finishes as well as in-suite laundry hookups for combination washer/dryer units. Buyers have a choice of three colour schemes in warm tones selected to enhance the contemporary floor plans. Additional upgrade options include an electric fireplace, custom window coverings, under cabinet lighting, and crown moulding. 

New sliding doors and windows, along with acrylic stucco detailing on the exterior—which adds an extra R12 of insulation value—keep the buildings weather proof and add a sound barrier. Each unit has one assigned surface parking space with an option to acquire an extra, plus guest stalls. The lot will be resurfaced and landscaping is planned to add to the views off the glass balconies. The building is ready to be lived in as a condominium, complete with an intercom security system, professional property management company selected to oversee it, and a Reserve Fund Study completed.

Limited two- and three-bedroom units are available in buildings C and D with prices reflecting current market conditions. Schewchenko and the development company, Red Trout Inc., are ready to make a deal now so that they can turn their attention to the completion of buildings A and B for Spring 2009. After the market normalizes, she expects that prices could go higher.
