It’s more than a clever slogan; it’s the philosophy behind every decision Sandlewood Developments Ltd. makes at their Copperwood condominiums. Situated at the northern end of Shaganappi Point Golf course in Calgary’s central southwest, these homes are only five to ten minutes from the city core, yet perched on the edge of the Bow River valley, making you feel like you’re at a mountain retreat rather than in the inner city.

“Our biggest advantage is our location, for sure,” says Sandlewood’s Carla Hackman. “It’s perfect for people working downtown, but we also have the golf course right here, Edworthy Park and civic bike paths, and you’re walking distance to shopping, the library, community services and enter­tainment. You’ve got all the amenities, yet incredible views within a quiet area.”

The 16-acre site curves through the established neighbourhood of Spruce Cliff, and emulates its tree-lined streets by preserving existing older growth and adding extensive new landscaping and lawns to its underground parkade entrances and building frontages.

Inside, the lush vegetation morphs into approximately 550 luxurious yet cosy homes. The development began in 2001 and is near completion with the last of the four-storey wood frame buildings and nine-storey concrete tower, Copper Crown. The floor plans used in these two buildings incorporate all the best ideas of the original suites, with the addition of some of the best new features available in home design. The units are being quickly snatched up, according to Hackman, as buyers view the gorgeous show suites.

Nine-foot-ceilings, large windows with transoms above to capture natural light and fabulous views, ceramic tiles in kitchens and bathrooms, fireplaces with custom millwork, rooms designed for dual purposes such as second bedroom/entertainment room—all make for a gorgeous home. 

Prospective owners have the opportunity to personalize finishes. Unique to Sandlewood is the in-house custom cabinet shop, a testament to their high standards. Since 1990 Sandlewood began making their own cabinets when they were dissatisfied with available products. “What started out as a necessity to produce quality cabinets had turned onto a love of custom craftsmanship,” they say on their website. 

Green touches to the design include special glass for increased R-value and reduced ultra violet penetration, owner controlled in-floor hot water heating and an energy-wise Kingsman direct vent gas fireplace and gas hook-ups for barbeques. In the tower, heating is hot-water baseboard.

With safety measures in mind, owners have security cameras at entrances and a locked, heated underground parking garage including a car wash bay to rinse the winter salt off cars, bicycle storage, workshop/ hobby room, and individual secured storage rooms.

Residents also have access to a 4,500-square-foot amenity building with an exercise facility, open area for entertaining, billiards and air hockey tables, and a two-storey patio. 

Building N, the last of the four-storey wood frame buildings, has 66 units in total with 13 new floor plans. These are one-bedroom, one-bedroom plus den, or two-bedroom suites ranging from 562 to 1,186 square-feet. They’re priced in-line with community averages from $207,000 to $456,700 including GST, upgrades such as hard­wood flooring and stainless steel appliances, and one parking stall. 

Copper Crown tower’s 18 new floor plans include one-bedroom, one-bedroom with den, or two-bedrooms, starting at under 600 square-feet for $296,200, complete with decks up to 149 square-feet. The upper three levels of the tower include air conditioning and in some cases an extra parking stall and upgrade allowance. The massive penthouse, at over 2,900 square-feet with a north east facing 600-square-foot deck, is listed at $1.7 million.

Hackman is, without a doubt, proud of the many awards that Sandlewood has won for Copperwood including 2002’s SAM Awards for Best Low-Rise Apartment Over 50 Units, Best Detached Sales Centre, Alberta Awards of Excellence in Housing Winner for Project of the year and National SAM Awards finalist for Customer Choice—Multi-Family Volume.
