A walk in the park: Lake Placid’s Centuria

Residents net peaceful urban living and a green investment at Lake Placid’s Centuria

Steeped in history, the communities of Victoria and Connaught have been commonly known as Calgary’s Beltline for many years and they were a part of Calgary’s original townsite. Recently, this unique neighbourhood has been experiencing a revitalization, thanks not coincidentally to new residential towers, commercial buildings and recreational improvements.

Currently, Central Memorial Park on 13 Avenue S.W. at 4 Street is being redesigned and upgraded with a pedestrian linkage to Haultain Park. It seems fitting that a stunning new residential complex—Centuria On The Park—is also now under construction on 13 Avenue overlooking Central Memorial Park.

Centuria incorporates four different types of homes, offering various sizes and floor plans to suite a variety of urban requirements. The town homes are two-storey suites allowing residents to literally walk out to street level. City homes are also two-storey suites, located on the third and fourth floors within the podium of the building. Tower homes offer one-bedroom-plus-den or two-bedroom-plus-den combinations, and exist in the tower itself, all the way up to the seventeenth floor, where the two-storey penthouses begin. The spacious penthouse suites are, as expected, on the top two floors of the building. With units ranging in size from 764 to just over 3,000 square-feet, these homes offer a design, price and lifestyle for every personal living space option.

Current prices range from $399,000 to $2.5 million for penthouses and condo fees start at $300 per month based on unit square-footage.

As an added bonus to buyers who act fast, the developer has done the banking legwork for would-be owners. “We have made arrangements with TD Bank for our purchasers to be pre-qualified for mortgages at today’s rate which will be locked in until possession date, with the option to exercise this interest rate or the market rate at that time, whichever is the lowest rate,” says Lobsinger, adding that this could be a considerable benefit in today’s economic circumstances.

Occupancy is scheduled to commence early in 2010. If the style and location are not enough enticement, the list of amenities is comprised to dazzle. From the full-time lobby concierge, underground parking—with options for two-car garages—bicycle and additional storage areas, boardroom facilities, exercise room, and outside gas connections for barbecues to upscale contemporary interiors with floo- to-ceiling windows, these are just a few items on the long list of amenities included at Centuria On The Park.  CL
