Stonecroft introduces newest multi-family in lake community

Stonecroft prides itself in well-priced, well-built and well-designed multi-family homes, and the location of its latest offering in Auburn Bay provides an even greater attraction to buyers who see it as a complete condo package.

Stonecroft’s Auburn Bay opened to the public on October 29, riding a strong wave of demand no doubt helped along by its terrific location at the entrance of this popular family-friendly lake community in the southeast that’s also just across the street from the new South Calgary Health Campus.

“Stonecroft Auburn Bay provides a premium condo lifestyle in a premium community that is well on its way to becoming one of Calgary’s best,” says Stonecroft sales manager in Calgary, Bob Carmichael. “And with the new South Calgary hospital at its doorstep and a major commercial development nearby, Auburn Bay is where the action is.”

He notes that there has been a lot of interest from hospital staffers attracted by having a place so close to their work. “Traffic to the on-site sales centre has been strong. There are several investors looking at buying here, because they know a valuable property when they see one, and it’s a location whose worth can only increase down the road.”

The family-friendly community, developed by Brookfield Residential, boasts a 43-acre all-season lake as its centerpiece and won the SAM Award for Community of the Year in 2009. “There are plans to expand the lake facilities and make it seem even more like a resort community,” Carmicahel says.

Glenn Tiller, Stonecroft Auburn Bay’s sales representative, says Auburn House is undergoing a $1.9 million expansion that virtually doubles the size of the community’s state-of-the-art community hall. “They will be adding 6,900 square-feet to the existing 7,000-square-foot structure,” he says, but hastens to add that this will hardly have any effect on community fees, as Brookfield Residential is committed to keeping increases to this fee below the Consumer Price Index.

Auburn House already features — among other things — meeting rooms, skate change area, and several multi-function rooms for a variety of recreation and fitness classes that are offered. There is also a 13-acre private park to go along with the massive freshwater lake and beach to really complete a sense of vacation-at-home feel.

Stonecroft Auburn Bay is comprised of 200 apartment style condos spread over four buildings, there are nine floorplans available from a 742-square-foot one-bedroom plan to a 1,008-square-foot two-bedroom-plus-den unit.

“We’re getting a lot of first-time homebuyers, young professional couples or singles looking at Stonecroft Auburn Bay as a good way to get out of the rental game and they think the community itself is somewhere they can put down roots in,” Carmichael adds.

He doesn’t discount the appeal Stonecroft Auburn Bay will have on empty-nesters and snow birds, and they offer both traditional and contemporary interior designs to choose from. “You can choose from a more urban style with contemporary cabinetry or a more traditional one with shaker style to fit your lifestyle,” he adds.

But all suites have nine-foot ceilings, in-floor heating, a stainless steel appliance package and granite or quartz kitchen counters that give them the timeless appeal that is common in all Stonecroft developments.

Also included in the standard package is laminate hardwood flooring in the living room, dining room and kitchen (as well as in dens where applicable). Bathrooms have tile and bedrooms will feature carpeting.

Prices are more than affordable, with one-bedroom units starting at $195,000 and two-bedrooms with den at $251,900. “This are very affordable prices for a location that offers a lot of value, and it would be advisable to get in on the ground floor before prices inevitably jump,” he says.

Carmichael says Stonecroft is adding even more enticements to buyers, including a limited offer to pay for condo fees and community association fees for one year, as well as free PVR, TV and Internet connections from Telus for one year. “All together, buyers get about $7,000 worth of free stuff if you buy with us now.”

The B.C.-based developer is a firm believer in the strong economic viability of Calgary, and currently has two other multi-family projects in the works, including Stonecroft Copperfield and Stonecroft Highland Park. “All our new developments boast of terrific locations close to public transportation and various amenities, which is part of the reason why we’ve been so successful here,” Carmichael adds.

Stonecroft stands as one of the best known multi-family developers in the city that made a name for itself with a number of quality townhomes and condos in Harvest Hills, Evergreen, Arbour Lake, Cedarbrae, and even in Chestermere. “We have previous buyers who are really excited about this new development, who want to get their children into a Stonecroft home because they know that it is a name that stands for quality and affordability.”
