Daring to be different
Tribeca sets new standards in Mission
The name alone evokes images of stately urban sophistication, but Tribeca — Bucci Development’s newest multi-family undertaking in Mission — is aiming for a loftier perch atop Calgary’s competitive condo market.
The inspiration for its name only partly comes from TriBeCa — that legendary Lower Manhattan neighbourhood that epitomizes New York’s gentrification, says Bucci sales and marketing manager Shane Styles. Rather it is more inspired by the new idea of tribes in the Internet age who challenge the status quo.
Styles says popular blogger and entrepreneur, Seth Godin, who talks about the marketing of ideas in the digital age, argues that the Internet has ended mass marketing and revived a human social unit from the distant past: tribes.
In one of his recent engagements, Godin says tribes are founded on shared ideas and values, and tribes give ordinary people the power to lead and make big change. It is this brand of thinking that Styles says embodies this four-storey low-rise in Mission — true tribal leadership leading to meaningful change. “And being in Calgary: therefore Tribe + CA,” he tells Condo Living.
Tribeca is located in the hip, cool and happening inner city area of Mission, where there hasn’t been a new multi-family development in the last five years. Its excellent location in this established neighbourhood is key to Tribeca’s appeal, Styles says.
Mission is arguably the most popular multi-family neighbourhood in Calgary with a lively restaurant, shopping and entertainment scene, he points out, and that it benefits further from the vibrant buzz of 4th Street and 17th Avenue S.W.
“We’re also next door to Lower Mount Royal and its million-dollar homes, and it is this proximity that helps stimulate the commercial activity on 4th Street and keep it vibrant,” he adds. “Think Mercato on a Wednesday night — packed!”
Mission is also a melting pot of different socio-economic groups that makes for a true community feel, plus it’s close to the downtown core, the river and various pathways and trails, the Talisman recreation centre and various transportation hubs, including Macleod Trail and the Erlton and Victoria-Stampede C-Train Stations.
Tribeca sets itself apart from the crowd in Mission, as this 82-unit project will have heated, secure, underground parking. “We see a lot of people who want to live in this area but are hesitant to go into a converted condo that only offers street parking,” Styles says.
Bucci Developments is also a firm believer in the ‘green’ initiative and has designed Tribeca to follow Built Green™ specifications. At Tribeca, you can look forward to reduced maintenance costs, lower energy and water consumption and increased resale value thanks to the building’s innovative use of such green features as hot water recirculation system, high-efficiency boilers, expansive double paned argon filled low-E windows, and low-flow plumbing fixtures.
The suites themselves boast a heightened sophistication rare to see in this part of Calgary with good-sized balconies that offer terrific views of the surrounding cityscape. One-, two-, and three-bedroom units are offered ranging in size from 537 to 1,064 square-feet and starting in the $200,000s. Ceiling heights range from nine-feet to 14-feet vaults in the upper floors.
“With more than 6,000 renters in the Mission area, this is a rare opportunity for first-time homebuyers in the area to get into the market,” he adds.
Design is “urban and sophisticated all the way,” Styles says, displaying smooth, clean lines that includes such standards as quartzite countertops, wood cabinets, soaker tubs, semi-tempered shower enclosures and Fisher & Paykel and Bosch appliances.
But the main reason of living in Tribeca is its Mission location. “The fact that is it is an established neighbourhood, people that buy here and choose to live here do so knowing what to expect. They don’t have to guess at what the area or neighbourhood is going to become and appreciate knowing that Mission will always be one of Calgary’s premier places to live,” Styles says. “This naturally creates pride in ownership and long-term value.”
A show suite will open at 1905 4th Street S.W. on February 18. First possessions will happen by late summer 2013.
