Montrose memories

Enjoy the high life in High River as only Montrose can offer

The rolling prairies around High River evoke a sense of nostalgia, memories of a simpler time full of small town innocence – and this essence is what is lovingly recaptured in Montrose, High River’s first master-planned community.

Montrose covers over 200 acres on the south side of this southern Alberta town, and is built around a 16-acre pond that winds through the neighbourhood. A well-manicured central park with pergolas and benches provides a serene setting for residents to enjoy in the warmer months, as do the winding pathway system and playgrounds.

Established in 2006, Montrose has proven to be just what High River needs, offering everything from single-family homes (front-attached garage homes, move-ups and estates), multi-family townhomes and potentially a seniors’ residence.

“There  are few communities that can boast that you can find everything within a seven-minute radius – from groceries, shops, restaurants, schools and even a hospital,” says Cheryl Heilman of Dundee Developments, Montrose’s developer.

“The location is just part of Montrose’s charm, it really does take you back to a simpler time, in fact, the whole town of High River seems like a mythical land that time forgot that still cherishes small town values while providing a family-friendly environment.”

Montrose is about a 25-minute drive south of Calgary down Highway 2. “Lots of residents here say that’s the most relaxing 25 minutes of their day, that time actually allows them to decompress from the daily grind,” she adds.

You are welcomed to the community by a distinct entrance feature with a rundle stone bridge over the Little Bow River, and into the warm embrace of this master-planned community.

Residents enjoy views of the nearby Rockies, the fresh prairie breeze and the rustic charm of High River with its unique shops and restaurants. “The High River hospital is right at your doorstep – its way less busy than any hospital in Calgary and adds to residents’ peace of mind,” Heilman says.

There is also a new Co-op grocery store, liquor store and gas bar. Five new tennis courts run by the local tennis association opened in July in the community itself.

“Many of us have memories of a less stressful time, a time where small town life brought everything into perspective. These memories are alive and can be found in Montrose,” she says.

The Murals of High River is its distinctly executive style townhomes, offering all the modern comforts of home in a more affordable price. The 59-unit Murals built by Evolutions by Greenboro have sold out the first phase and are down to five of the 16 available in phase 2. “We will be releasing phase 3 shortly,” says Greenboro’s Jim Neal.

“The price and the uncompromising quality we offer has made us attractive to a lot of retirees and snow birds who know they can leave at a drop of a hat and feel secure that their property will be taken cared of,” Neal says. “Of course, The Murals also fit the first time homebuyer lifestyle as our starting price is just $224,000 plus GST and an average living space of 1,500-square-feet.”

Its expansive three-bedroom plans feature high-end finishing, luxurious upgrades and single-car garages. “It is a fusion of new energy and distinctive style, with quality and environmentally friendly features,” Neal adds.

Single-family builders include Crossley Homes, Lifestyle Homes and WestView Homes with homes starting at the $300,000s. “Where else can you find a two-storey, three bedroom home with a double attached garage and bonus room for that value? The Estate homes on the pond reflect a similar level of home value that makes Montrose a perfect place to call home, ” Heilman adds.

Friendliness, spaciousness, tranquility and a quality of life that resonates a sense of place and pride, this is what Montrose is all about.

As a company that demonstrates leadership through its philosophy and commitment to provide master planned communities, Dundee Developments gives residents peace of mind by ensuring their chosen lifestyle and investment will be maintained well into the future. By offering higher standards of design guidelines and architectural controls, Dundee Developments consistently strives to enhance the features of the community.
