Love for The Landings at Cougar Ridge encompasses all generations

From snowbirds looking for a comfortably luxurious nest for the summer, or first-time homebuyers finding just the right multi-family home to call their own, The Landings at Cougar Ridge has become the perfect choice.

“We offer single-level and bi-level maintenance free homes that appeal to a wide range of buyers,” says Jeremy Skinner of the Statesman Group of Companies. “We have the bungalow-style called The Villas that are proving to be very popular with the snow birds, empty nesters and retirees; and we have The Vistas — which are row townhomes — that have attracted a lot of attention from first time homebuyers, single professionals and recent singles looking to start life anew.”

The Landings will have a total of 66 homes (45 Vistas and 21 Villas) on a development sitting on the edge of an escarpment in the southwest community of Cougar Ridge. “The Vistas attract the younger set, while The Villas are being snapped up by the empty nesters and retirees, with only seven remaining,” Skinner says.

He says sales for both have been going strong and Skinner is confident this will only get stronger once the show home opens on June 23. “People will get the chance to see everything there is to love here.”

Both models boast high end luxury finishings with low condo fees, he adds. The development promises to be one of the greenest multi-family condos in Calgary, with features that include geothermal heating and cooling and environmentally friendly xeriscape landscaping, which uses native plants and grass that don’t need a lot of watering to maintain.

“We also use long-life, maintenance free exteriors including James Hardie sidings, stone pillars and long-life asphalt shingles for the roof, which create both a pleasing exterior look and a long-lasting finish,” Skinner says. “Combined with geothermal, these features contribute to lower condo fees for life.”

The Landing’s location, however, is its biggest advantage. “It’s a scenic, centrally-located spot, with plenty of amenities nearby,” Skinner says. “Downtown remains just a 10 minute drive, and the soon-to-open West LRT station will make getting to any part of town just as convenient.”

The panoramic views of the Bow River valley, the mountains and the city skyline are undoubtedly one of the best attractions, especially for The Villas, and the view is bound to get even better for everyone now that the unsightly overhead power lines along Old Banff Coach Road are being brought underground. “That will certainly improve the total ambience of The Landings.”

The Villas range from 1,552 to 1,640 square-feet plus an additional 500 square-feet below grade and are priced from only $699,000 to $822,000 plus GST. “Our show home will feature several different options available from the Statesman Design Center where all of our homeowners design the interior of their own home with unique style and taste.”

There are three Villa floor plans to choose from, each with two-bedrooms, vaulted ceilings, tall windows and large outdoor patios to maximize the enjoyment of the views.

The Vistas, meanwhile, also have three distinct floor plans from 1,605 to 1,709 square-feet. Two and three-bedroom plans are still available ranging from $459,900 to $524,900. “The two master bedroom — two ensuite bathroom plan has been really popular for us. All homes feature underground/heated parking, Vista townhomes feature two parking stalls while our ridge Villas include three stalls” Skinner points out.

The 1,703-square-foot Amethyst is a best seller among The Vistas, and can be a two- or three-bedroom with two-and-a-half baths. The U-shaped kitchen counter with angled breakfast ledge at the end is stylish and functional, and the open floor plan makes an inviting environment for entertaining.

While the 1,552-square-foot Emerald of The Villas is a perfect home for the downsizer, featuring two bedrooms and two baths. It has a large library/study at the front and a big outdoor patio that can come with an optional built in barbecue or fireplace unit.

“The Landings is the perfect home for an urban escape, the view from our location is hard to match, at the same time, we remain accessible to all amenities — professionals working downtown love this location as they remain relatively close to work but for play time it is quick to take off for a day trip to the mountains,” Skinner says.
