Nature at your doorstep

Chaparral Valley Townhomes take you one step closer to nature

With the lush Fish Creek Park at your backyard, the Bow River just over a kilometre away, and the newly opened Blue Devil Golf Course a mere five minutes down the road, life in Innovations by Jayman’s Chaparral Valley Townhomes is just as outdoorsy as it can be.

With a picture-perfect location backing on to an environmental preserve and adjacent to one of Canada’s largest urban parks, the Chaparral Valley Townhomes are an invitation to an active, close-to-nature lifestyle. And, with only 27 units for the whole development, it is an extremely limited opportunity.

This unique bareland condo development in the heart of Genstar’s Chaparral Valley in the southeast is a first for Innovations by Jayman. “Because it is a bareland condo, buyers will own the home and the lot it’s on, your yard is truly your own, and this results in very minimal condo fees,” says Ashley Noer, Innovations area sales manager.

Each townhome comes complete with a private yard, deck, patio, fence, sod and landscaping ready for owners to enjoy. “We supply you with sod, a tree, shrubs and even small boulders to complete the look of your yard and make it blend in with the natural character of Chaparral Valley,” she adds.

These laned townhomes come with double car garage pads in the back and are designed with a French Country or Colonial exterior with generous brick and stone accents to further enhance their curbside appeal.

There are five floor plans available, from 1,440 to 1,450 square-feet, all adopting the open concept design that grace most Jayman homes. All are two-storey townhomes with three bedrooms and two-and-a-half baths and come with every modern convenience today’s families need, including a five-appliance package.

“These are perfect for families looking for their first home, they offer lots of opportunities for growth, including a basement space that — if developed — can increase your total living space to about 1,800 square-feet,” she says.

With a starting price of $279,900, including lot and GST, the Chaparral Valley Townhomes hit the target in price, location and value that first time homebuyers are looking for, Noer says. “I think we have a very flexible product as it appeals equally to both first time homebuyers and downsizers, many of who are from around the neighbourhood and want to remain in this natural enclave,” she adds.

The biggest advantage of these townhomes remains location, as Chaparral Valley has become one of the most sought-after communities in the southeast-one that’s enjoying a lot of growth but still remains a world of its own.

Miles of biking trails and pathways wind through the community connecting it to Fish Creek Provincial Park, one of the largest urban parks in North America, stretching 19 kilometres from east to west. At 13.48 square-kilometres, it is over three times the size of Vancouver’s Stanley Park.

“To have such an amenity right at your backyard is a huge benefit, especially for families, as it allows you plenty of outdoor recreation opportunities,” she says. The Bow River beckons to fishing expeditions and the multi-million-dollar Blue Devil public golf course makes it, in all likelihood, a golf community.

“The Chaparral Valley Townhomes make a great investment, as property values can only go up here. The community is becoming an amenity-rich area,” says Noer. “The Blue Devil Golf Course is about to open this summer, there is going to be a new recreational centre up the road in the neighbouring community of Walden and you’re only a short distance to Macleod Trail and the Shawnessy shopping centre.”

Innovations by Jayman will open a show home here by early September to give buyers an idea of what life would be like here. “Sales are just about to start but we already have a long list of interested parties, so it may be a good idea to get in early and register,” Noer says.
