Where suburban tranquility and green space live

Sierra Gardens offers buyers a new address within character-rich community

If you've heard the phrase, “buying a home is an exercise of the mind and the heart,” you’re right on track. For those who will be lucky enough to live in Sierra Gardens in Woodland Park, the condo conversion is an ideal blend of established urban comforts and verdant green spaces. “This is our first Calgary project so the location was really important. Woodland is a beautiful mature area with so much green space,” says Tanya Stewart, project manager with Platinum Properties.

Made up of 144 stacked townhomes, the Sierra Gardens has two styles: two-storey, two-bedroom units and single-storey (bungalow), two-bedroom units, ranging in size from 870 to 1,100 square-feet. The complex will consist of 96 two-storey homes and 48 bungalows. And because it is a conversion condo, there’s a bit of history that should be of interest to buyers: the building is constructed from concrete and wood-frame, a combination that allows for more privacy and eliminates noise common among other multi-family complexes. What’s more, the homes go for under the $300,000 mark.

Platinum Properties, the Vancouver-based real estate company behind Sierra Gardens is releasing the first 36 units with price points beginning in the $250,000s. “It’s a very attractive offer for a totally remodelled condo in an established neighbouhood,” says Nadine Faule of Maxwell South Star Realty.

Homebuyers will be glad to hear Sierra Gardens was given a complete and exhaustive facelift. The developer had done a good job of upgrading everything from opening walls in keeping with open-concept living to carefully redoing all the outside of the complex and modernizing the spaces. Abundant landscaping which will be finished this year and into summer of 2009, also makes the Sierra Gardens an attractive addition to the Woodbine and Woodland communities.
Nestled within family-friendly amenities, Sierra Gardens has good access to public transportation and major shopping centres. Fish Creek Park can be explored on foot, while Canyon Meadows is a short walk away. “Much of the green space in the surrounding areas are protected. Buyers can have the piece of mind there will be no new high rises built in their backyard,” says Stewart.

Both the two-storey units and the bungalows are fairly large. Interior features in both unit styles include wooden blinds; modern light fixtures; and ceramic tile and soft touch carpet, with a choice to upgrade to laminate flooring. There is also choice between a light and dark “themes” for the living area and kitchen. Standard to both units would be black Maytag appliances and a Samsung microwave and over-the-range hood fan, as well as large capacity washer/dryer. Homeowners can choose to upgrade to stainless steel Maytag appliances for the kitchen area. There is also a choice between dark and light themes from the cabinetry, the tile surround in the tub and the tile flooring in the spa inspired bathrooms. In addition, Delta and American Standard fixtures are used for the faucets and vanities.

Residents will also have private patios and balconies in their units. “Some of the two-storey units actually have both a balcony and a patio,” says Stewart, adding that all home owners will have their own personal outdoor space.
The Sierra Gardens is attracting buyers from different stages in life. “We’re getting a lot of young professionals and first-time home buyers. Then there are those who want to move into smaller homes,” says Faule.

To ensure that people are buying into a solid development, much of the exterior work was done by the developer, which helps reduce condo fees. “I think it will ease people’s minds, especially first-time home buyers, to know that a lot of time and effort was invested into Sierra Gardens,” says Stewart. There are two show suites open for public viewing. Show home hours are Fridays and Mondays, 4 p.m. to 7 p.m. and weekends from noon to 6 p.m.
