Royal Treatment: Providence Mount Royal
Providence Development’s latest offering marries prime location and price point
The word providence is defined as a manifestation of divine care or direction—proof that someone is looking out for us and wants us to be happy.
Providence is often cited by people as the source of good fortune or a lucky break. Surely then, Providence is an apt description of a new condo development in Calgary’s Mount Royal district that has all the makings of a very lucky opportunity for those who will call it home.
One of Calgary’s hottest postal codes, Mount Royal and the adjacent 17 Avenue S.W. offer an urban playground for the city’s professionals, trendsetters and anyone who is looking for good food, stylish fashions and a distinctive selection of entertainment options. While most people must be satisfied with a trip to the area for their day’s pleasure, a fortunate few get to live here.
Providence Mount Royal, a West Coast-inspired design that stands out from the more traditional buildings surrounding it, is poised in the 800 block of Royal Avenue S.W. and is the Providence Development Group’s latest project.
The Mount Royal address follows a pair by the same name, Providence Kensington and Providence Bankview, two contemporary condo offerings making the most of and benefiting from their hip locations. “This project makes it affordable to live in the Mount Royal district, one of the city’s least-affordable neighbourhoods,” says Providence Development Group’s president Gary Beyer. “It’s the lifestyle many people are looking for.”
Beyer deems the location in the vibrant, older community as one of its biggest draws. “Everyone’s dream is to be in an established community where the trees are mature, a place where there’s history in the neighbourhood,” he says. “[But] people also have an affinity with 17th Avenue. Here, people can have both—the hustle and bustle of 17th, and then you walk three blocks to get away from it all.”
The development is a four-storey building with a mix of one- and two-bedroom condos and a few one-bedroom studio suites, for a total of five different floor plans. With 36 units ranging from 630 to 1,450 square-feet, each comes with a choice of four colour palettes, paired with modern hardware and lighting packages. Oversized windows make each unit feel larger than their already generous proportions and flood the rooms—boasting lofty nine-foot ceilings—in natural light. The galley kitchens come with maple cabinets, granite countertops with an extended eating bar and a stainless steel appliance package.
Providence also ensures its residents will be able to enjoy the outdoors. Besides the large balcony each unit is provided with, the building features a large landscaped rooftop garden and patio, accessible to all residents, who can retreat to the urban oasis for a relaxing break, day or night. Or perhaps a visit to the ground-level Zen meditation garden is in order.
“We want everyone to have a view,” says Beyer, adding that the rooftop patio’s multi-sectional design ensures people who want privacy have it, while groups who want to enjoy the hot tub or fireplace will have room for socializing as well.
Units on the top floor of the building not only will include sizeable lofts, but also their own private rooftop patios in lieu of a balcony along with access the public outdoor space.
