Where style meets affordability

These stylish yet affordable townhomes in Saddlebrook are a rare commodity in the “real estate sense of the word.”

Finding an affordable, conveniently-located, stylish home in Calgary is fast becoming a rare commodity. So when developments like the Red Willow townhomes in Saddlebrook become available, it is not surprising that the townhomes are snapped up within a moments notice.

Located in the established northeast community of Saddle Ridge, Red Willow’s attractions include prairie meadows and graceful grasslands while still having all the accoutrements of a Calgary lifestyle: a stylish and solidly crafted home, accessibility to transportation routes, amenities, and schools, even work. But nothing beats Red Willow in terms of affordability. A standard townhome in Red Willow is priced at $229,000 plus GST. “The whole idea for Red Willow is the price point,” says Mario Devcic, area sales manager for Rockford Group.

Red Willow’s show home model, called the Norquay, is an upgraded showcase that gives homebuyers an idea how they can allocate living spaces within the two storey open concept townhome. The show home has 985 square-feet of living area on the main and 2nd floor. The developed basement provides an additional 420 square-feet of living space.

The kitchen and dining areas of the Norquay is bright and airy, made possible by the dual pane windows. The kitchen is equipped with Whirlpool stainless steel appliances, laminate countertops, ceramic tile backsplash, double stainless steel bowl sinks, plus maple stained cabinets. The living room has a corner gas fire place, an upgrade available to home buyers.

Upstairs are two good-sized bedrooms, each equipped with large closets. A shared full washroom sits in the middle space. “We’ve used the same maple stained cabinets and the ceramic tile for the washroom,” says Devcic of the upstairs bathroom.

The basement’s spaces are neatly closed off by a bright hallway. The developed basement is a perspective on what other living spaces can be added on to the townhome. “It gives people another full bedroom, another full bath, an office area and a laundry room as well,” says Devcic.

Each townhome will have a parking unit either on the front or at the back, depending on where they are situated in the development. “All the units will have a concrete patio and a privacy wall.” says Devcic. The centre of the development will also have a ballpark area, a jungle gym and a playground with pathways that goes throughout the development.

Red Willow residents will also enjoy the presence of established area amenities such as schools, clinics, recreational facilities, shopping centres and even pathway systems that connect to neighbouring areas. There are also new commercial developments being planned in the near future.

The biggest selling feature of Red Willow is. of course, the price point. “You’re getting a two-bedroom townhome here, so the value is unmatched,” says Devcic. Buyer profiles are also younger, with some having either one child or two kids who like the idea of additional basement space. “We do get a lot of younger professionals. People who spend a lot of time working and living in this end of town, but the majority of them are in their mid-20s,” says Devcic. Devcic adds that the Red Willow is a magnet for first time home buyers. “It’s a start, a way to get out of the rent. And with today’s mortgage rate, you’re paying about the same amount of money, if not less than if you’re renting.”

Another incentive for home buyers is the maintenance-free lifestyle. “Yard work cost you time and money, so if you can get someone else to do it, then why not?” says Devcic. Applicable condo fees pay for upkeep and maintenance of all exterior features, snow removal, landscaping, garbage and insurance fees. But the come and go lifestyle appeals to home buyers, as it allows them to spend more time with their families. The uniformity of the exterior appearance of the units also adds to the value of the home.
