Westman Village brings condo living like Calgary has never seen before

Building a new condo development relies on a lot of things, top of which is finding the right location. But what if you can just build the right location?

That’s exactly what Jayman BUILT is doing with Westman Village.

Jayman BUILT has been a leader in the innovative process of residential home building in Calgary for the last several decades. And it would make sense that the multi-awarded builder would come up with a solution as simple and elegant as building their own multi-family community: an exclusive condo complex the likes of which has never been seen in Calgary, maybe anywhere else.

Westman Village sculpts a lifestyle for an entire community, and across generational lines, offering the most comprehensive and diverse choices for multi-family living. It will have 887 multi-family homes on complete build out and will include the Calligraphy apartment-style condos, Journey Club adult living units, Lyric choice rentals, and the upscale Reflection luxury estate condominiums.

All of these collected on 13.5 acres fronting the shores of Mahogany Lake, Calgary’s largest lake.

Westman Village boasts at its centre a state-of-the-art, 35,000-square-foot Village Centre Club that is being built right now. It will serve as the beating heart for social and cultural life in Westman Village and comes with a rec centre, two swimming pools, a two-storey water slide, indoor garden and library, among various other amenities. “This will be the heart of the community where you can interact with your neighbours, bring your friends and family, and where new friendships can happen,” says Westman Village’s Area Sales Manager Sandi Perron.

The innovation does not stop there, as Westman Village’s Calligraphy condos will be one of the first six-storey wood-frame residential buildings in Calgary.

“This is a practice that has been used in Vancouver for a number of years and was approved in Calgary back in February, 2015,” says Perron. “We believe it’s the future of multi-family construction, and we think you will too after you’ve had a chance to tour the finished homes and see what it’s all about.”

She adds that this is just one of many things that make Calligraphy special. “In a community as innovative as Westman Village, we still felt that it was important to offer the traditional for-sale condominiums that buyers are used to. That’s Calligraphy, where both young and mature buyers are sure to find a floor plan and price range that suits them.”

Calligraphy will have 256 homes in three six-storey wood-frame building. “We currently have 104 homes released for sale in our first phase,” Perron says.

Calligraphy will offer homeowners many home-style options including one-bedroom, one-bed-plus-den, two-bedrooms, and two-bed-plus-den. Every home at Calligraphy also includes at least one heated underground parking stall.

Calligraphy’s one-bedroom suites range in size from 537 to 734 square-feet with prices starting from $208,900 + GST. Two-bedrooms are from 839 to 1,135 square-feet with pricing starting at $304,900 + GST.

Each Calligraphy home also comes with Individually controlled air conditioning, triple pane windows, nine-foot knockdown ceilings, LED light bulbs, Whirlpool stainless steel appliances, front load washer/dryer, chimney style hood fan, and choice of designer colour palettes for interior finishings.

Buyers in Calligraphy will be able to choose one of four “Fit & Finish” levels for their new condo, with each level offering different countertop, flooring, bathroom, and kitchen options. “Each of our show suites is built to a particular Fit & Finish level, so that homebuyers can catch a glimpse of what their chosen Fit & Finish level could look like,” Vos says.

But asides from its upscale finishings, Calligraphy’s attraction is rooted in its uniqueness. “Our buyers get more amenities than most condos offer. In a way, they’re looking for the types of conveniences, shopping, and activities that inner-city living offers, but with a suburban location.”

That’s why Perron says they are seeing a wide range of individuals, from first time homebuyers to empty nesters, “all looking for a place where they can live more, and leave less.”

First possessions are slated for the summer of 2018, which will let the new residents experience first hand Mahogany’s beach season.

“Aside from the incredible amenities offered by the community itself, like the two restaurants, amenity centre, and retail, so far our buyers are most attracted to the expansive balconies that come with each unit, the perfect vantage point to drink in the Mahogany lakeside scenery.”

Condo fees at Westman Village are based on the size of home selected, and includes heat and water, building insurance, lush landscaping, snow removal as well as exclusive membership to the Village Centre Club.

Westman Village is a community within a community and the best part of living here is that residents get to fully enjoy the four-season resort lifestyle afforded in Mahogany, which is itself a multi-awarded community.
