East Village’s Verve

FRAM + Slokker’s Verve is out of the ground furthering East Village’s bloom

Spring is very much in evidence in East Village, RiverWalk is abloom with activity, food trucks are doing big business along its busy corridors, even as cyclists and dog-walkers take advantage of the numerous parks and pathways in and around this bustling riverside community just outside downtown Calgary.


Adding a definite thrill to the newly blossoming scene is Verve, the landmark residential high rise development from FRAM + Slokker is now out of the ground and starting to reach for its place in the city skyline.

FRAM + Slokker’s Director of Sales Deb Pedersen says the excitement is palpable as Verve begins to take its final shape. “It definitely brings a sense of optimism, when people see that you’re out of the ground they can better relate to it, they know it’s about to become a reality,” she tells Condo Living.

Verve has done spectacularly well and is now 85 per cent sold, even as construction reaches the podium level of the artful and geometric 25-storey building with a five-floor podium base.

Suites are both multi-functional and contemporary with many options still available for their premium sub-penthouse suites.  “We have a few sub-penthouses and only one penthouse remaining though,” Pedersen says.

There is still a good selection in their sub-penthouse suites to choose from. Available from floors 22 to 23 these two-bedroom units range in size from 1,080 to 1,230 square-feet. All of them even have gas fireplaces — unusual in a high-rise multi-family building.

“The wonderful thing about our sub-penthouse suites is that there is still time to make adjustments on the floor plans, we can move some walls — as long as they aren’t load-bearing — and let buyers choose their colours and some finishings that would help them personalize their suite and have it fit their lifestyle,” Pedersen says.

That’s a perk that’s usually not possible in some of the other condo developments, especially if they are already built, she adds. “We’re still early enough in the construction process that we can accommodate these requests.”

The Verve’s sub-penthouse suites start from $744,900 plus GST. One parking stall is included and an additional stall is available to purchase if needed.

There are still a limited selection of the one-bedroom-plus-den and junior two-bedroom available at Verve.  All but one plan include parking, which is still important to a lot of their buyers — a lot of them are young professionals and right-sizers scaling down from their acreage and suburban estate homes. These start from $334,900.

“Our buyers love the urban lifestyle Verve offers,” Pedersen says, and the suites’ interiors themselves reflect this outlook.

Designed by award-winning interior designer, Cecconi Simone, Verve has that classy urban vibe down pat. Just check out their show suite in The East Village Experience Centre.

The oversized balconies offering expansive views of the river, nine-foot high ceilings in the living spaces, European-inspired kitchens with fully integrated appliances, porcelain tiles with a luxurious soaker tub in the bathrooms, and more capture the imagination.

At Verve, there’s also the opportunity to foster a sense of community without leaving the building. Communal spaces make it easy for residents to meet others in the building with amenities offered on many levels including a rooftop lookout and terrace on the top floor.

“There are some beautiful amenities like a fitness studio and party room at the podium level,” says Pedersen. “On the 6th floor, you can walk outside onto the terrace where you will find a lounge area with cabanas and barbeques along with a fire pit, hot tub, yoga area, and a zen garden.”

The lavish interiors, exquisite in-house amenities and Verve’s advantageous location in East Village, are a hard-to-beat combination.

Verve is located on The Riff, which cuts diagonally through East Village, giving residents a head start to some of the best destinations in the community including St. Patrick’s Island, the state-of-the-art Studio Bell, home of the National Music Centre or the new Central Library that’s opening next year.

Verve itself is adding to the budding, vibrant lifestyle in the community, with their commercial space at the base of this mixed-use building. The first confirmed retailer is Good Earth Coffeehouse. “They will add to the flavour of the community, they also fit with our philosophy to encourage local businesses,” Pedersen says.

Much more amenities are coming to East village, including a premium Loblaws City Market and Shopper’s Drug Mart that’s scheduled to come on line by early 2019.

“Verve is tailor-made and designed for that urban explorer who enjoys the downtown lifestyle,” says Pedersen. “The East Village really has the best of both worlds — downtown is only a short 10 minutes walk away yet there’s plenty of park and green space right outside your door plus the extensive pathways for biking and walking.”CL
