Scarboro 17 is first new condo in prized inner-city location — and probably last

Scarboro is one of Calgary’s most historic communities; many of those who call it home have been living in this southwest neighbourhood for decades. It is a quiet, tree-lined, inner-city enclave, tight-knit with an active community association that has tons of activities for residents throughout the year.

Scarboro is the ideal, bohemian residential community where active cultural, social and recreational opportunities abound. Being five minutes to downtown, and surrounded by a dazzling array of dining, shopping and entertainment amenities along its border on 17th Avenue S.W., makes it quite attractive to those looking to live a quiet but urban lifestyle.

Residential selections though are pretty limited to buying or renovating resale homes. That is until Scarboro 17 opens its doors.

Scarboro 17 will be the first condo development to happen in Scarboro, ever, according to Jason Smith, co-owner of Bow Developments.

“It’s the first ever multi-family building to be constructed in the iconic inner city community of Scarboro,” he says. “It’s also likely to be the last. There’s just no other parcel of land in the area that can accommodate this scale of a project. And, frankly, I don’t think the community itself will stand for it.”

Scarboro 17 marks the first endevour for Bow Developments, which Smith and co-owner, Danny Astete, formed last year. “We may be a new entity, but Danny and I each have 20 years of experience building custom single family and attached homes in Calgary,” Smith says.

Scarboro 17 will, in fact, have the look and feel of a custom home with plenty of brick and architectural detailing along its exteriors to give it an Old World charm that blends with the look and feel of the neighbourhood.

“Traditional exterior design mixed with quality modern interior fit and finishes strikes the perfect balance between contemporary trends and classic sophistication,” Astete says.

It will have a total of 52 units made up of one- two and three-bedroom apartment condos, four townhomes and three penthouse suites. They have an underground parkade and seven visitor parking stalls, some deigned for Car2Go vehicles.

The suites themselves will range in size from 630 to 1,700 square-feet with prices starting from the $290,000s for the one-bedrooms.

Smith says the wide variety of suites they offer allows Scarboro 17 to appeal to just about anyone looking for a new home.

“The one- and two-bedroom condos would be a great fit for the single professionals or couples looking for a place to start in a downtown location, or for downsizers who want to remain in or join the community. The three-storey townhomes gives the feel of a single-family home with the simplicity of a lock-and-leave lifestyle, while the penthouses are a perfect suite for those who want a palatial living space.”

The open concept design of the interiors has a very contemporary touch that includes such standards as luxury vinyl plank (LVP) flooring, quartz countertops with large central islands. “They are all spacious and are great for entertaining,” Astete says. “We like the juxtaposition of contemporary interiors with the Old World, classical charm of the exterior,” Smith adds.

Each resident also gets a patio — some units actually have two — “every owner will have the ability to enjoy private outdoor living space,” Smith says.

Scarboro 17 is also located on an elevated piece of land that gives terrific views of the surrounding cityscape. “We have a park out in front, and because of how we’re situated on the ridge, we can guarantee unobstructed views forever,” Smith says.

Both he and Astete agreed not to include expensive in-house amenities like gyms or hot tubs in Scarboro 17. “One, it helps keep condo fees down by not having to deal with the upkeep of these amenities. Two, the neighbourhood itself has all of these things — and more — that our residents will need.”

In fact, “experiencing the neighbourhood” is part of the enduring appeal of Scarboro. “It has a very active homeowners association and our residents can readily join the local tennis club, dinner club, book club already in place. Groceries are nearby, schools too, if needed,” Smith says.

“Scarboro is five minutes from the downtown core and a quick walk to all the shops and restaurants on 17th Avenue,” Astete says. “The community has easy access to all major thoroughfares and transit options, making the commute to work or leisure activities easy and expedient.”

“Although you are at the centre of Calgary’s energy, you will also enjoy the comfort of a tranquil environment including masterfully built historic homes, established landscaping, parks, walking & biking paths and a fabulous tennis club.”

“We’re looking to break ground in spring next year, with possessions the following year,” Smith says.

Although they are a young company, Bow Development has high ambitions. “We already have eyes on a couple more projects that will establish our style of ‘distinguished living’ further,” Smith says.
