The Guardian is the highpoint of Calgary condo living

It might be said that the panoramic views available at The Guardian are part of the standard features of the tallest residential towers in Calgary, but the impeccable interior finishes of the suites themselves are what elevates the lifestyle here.

The best thing is that buyers need not imagine what suites will look like, as The Guardian twin towers are both complete and ready for immediate move-ins.

All the suites in the twin 44-storey towers are ready for immediate possessions. The North tower is sold out with residents having moved in starting in 2016, while the South tower is at 60 per cent sold and welcomed their first residents last year.

The contemporary lifestyle it offers is already laid out for all to see, and it doesn’t disappoint.

The Guardian is stylish from inside and out, literally and figuratively. “While The Guardian’s architecture is certainly impressive, we designed each tower from the inside out,” says Ernest Hon, Director of Sales and Marketing for Hon Developments, the visionary developers of The Guardian towers.

The design evolved starting with the suites first so that each and every floor plan received the individual attention of a veteran architect and interior designer, he adds. Each of The Guardian residences are meticulously designed to maximize functional living space and draw in the abundant natural light and panoramic views.

These serve as the perfect backdrop for the upscale standard finish each suite gets. The kitchens are of considerable note. Designed by Italy’s Armony Cucine, and introduced to Calgary for the first time, The Guardian’s kitchen is thoroughly enjoyable from every point of view.

“Each cabinet is installed by Master Installers from Germany, all of whom have upwards of 15 years experience installing European kitchens. This unrivaled attention to detail is rare in North American, but has become an industry standard in Europe that we are proud to import to The Guardian, which are designed and manufactured in Italy,” Hon tells Condo Living.

“These kitchen cabinets speak an elegant language of minimalist lines, modern materials, and clever design features that make our kitchens a beautiful heart of the home.”

There’s also the German-engineered cooktops by AEG featuring cutting-edge induction technology that is the preferred choice in professional kitchens and the envy of epicurean friends. High-end finishes such as the honed quartz countertops and seamless back-painted glass backsplashes are not only elegant but also chosen to be durable and incredibly easy to clean.

Underfoot, wideplank laminate hardwood flooring extends throughout the suite. In the bathrooms, sleek polished chrome fixtures, frameless glass showers, and a unique micro-mosaic tile feature wall make for a discreet, yet opulent setting.

The total lifestyle The Guardian offers includes a wide array of in-house amenities that residents already get to enjoy, including a fully equipped fitness center, workshop, resident’s social lounge, and open-air rooftop terrace.

Prices remain aggressively competitive with one-bedrooms starting from the mid $200,000s, and two-bedrooms from the low $400,0000s, which Hon says are some of the most appealing price points in the inner city.

Hon says The Guardian provides buyers a much-needed option of living an urban lifestyle close to the downtown core and all its attractions. The two-bedroom units are also perfect for the levelheaded buyer, who now has the option of bringing in a roommate to help pay off the mortgage faster.

There’s also the sub-penthouse Paramount Suites, which takes up floors 36 to 41 of the two 44-storey towers. They offer expansive living spaces from 1,700 up to 2,619 square-feet with unobstructed, unrivaled views of the city and beyond.

“They’re an exclusive collection with only three Paramount Suites per floor,” Hon says. These suites are the ultimate expression of urban living in Calgary, open concept layouts with two bedrooms and two and a half bathrooms in each unit. “It’s the perfect space for entertaining and enjoying the urban lifestyle.”

Priced from $1.2 million to $2.4 million, the Paramount Suites appeal to a wide demographic. Hon says their buyers range from older couples who want to live the downtown life, up to young professionals who are attracted to the up-and-coming nature of the Victoria Park community.

But then again, you can say that for the entire project. “The Guardian is envisioned to be a catalyst of change in Victoria Park and has been instrumental in kick-starting the revitalization of this historic neighbourhood. We’ve brought a new energy to the community, and many of our buyers want to be part of this growth.”

The two buildings house over 600 residential units in total with a mixed-use podium of shared amenities, retail space, and live-work units to encourage a vibrant streetscape and community. The podium is also fitted with a brick and sandstone exterior reminiscent of the heritage buildings and warehouse aesthetic of the community. “From the inside to the outside, the design and quality of materials used in The Guardian make it stand out from other developments in the area,” says Hon.

The potential of this landmark development is truly remarkable considering its proximity to downtown, the East Village, Inglewood, or the Beltline. With unmatched views and classy interiors, The Guardian sets a high standard for urban living.
