Saratoga opens in Skyview Ranch

Shane Multi-Family’s second development begins in northeast community

The same Shane Homes’ quality, same Shane Homes’ style and affordability in a new northeast location. The builder that brought the hit Mark 101 in Sage Hill is back with their second condo development, as Shane Multi-Family introduces Saratoga in Skyview Ranch.

Skyview Ranch has been one of the hottest northeast communities recently, with its wealth of amenities and accessibility, and Saratoga in Skyview is bringing the inimitable Shane Homes standards to this hot market.

Saratoga in Skyview — by the Shane Homes Group of Companies’ Multi-Family division — will be a 187-unit condo development in two, low-rise buildings offering one- to two-bedroom suites in eight floor plans ranging from 600 to 929 square-feet. Affordability is key with starting prices from the $170,000s plus GST.

The sales centre now open at 280 Skyview Ranch Rd. N.E. and a fully staged two-bedroom show suite will be unveiled in February. “We’re really excited to be opening this second development for Shane Multi-Family in this lovely community,” says area manager Helena Kipp.

Saratoga in Skyview follows Shane Multi-Family’s hugely successful Mark 101 in Sage Hill that is now on the second of three buildings. “Mark 101 was such a big hit for us,” Kipp says. Now, its first building is over 90 per cent sold, and we have released pre-sales in building two.

Saratoga in Skyview also follows a lot of Mark 101’s winning design principles including open concept living, big kitchens, nine-foot ceilings in every unit, and space-efficient style. “We’re bringing the same brand of quality and style that our clients have come to expect,” Kipp says.

The quality standards go far beyond what can be seen. A lot of thought goes into every Shane Multi-Family development in the structural integrity of the building itself (eight- to 10-inch reinforced concrete parkade walls), sound dampening construction techniques and materials to minimize airborne and direct sound transfer throughout the building, down to the dovetail construction of cabinetry in every unit.

The kitchen designs are something they are particularly proud of. Each home gets a stainless steel appliance package, -inch quartz countertops with undermount dual stainless steel sink, single lever chrome faucet and ceramic tile backsplash to underside of cabinets with three standard and three upgrade colour palettes to choose from. “We also offer as an option an island-dining table combination that has been very popular at Mark 101 for the functionality and style it gives,” Kipp says.

Similar to Mark 101, Saratoga in Skyview’s excellent location, superb design and budget-friendly prices is expected to work in its favour.

Not only is Saratoga set at an affordable price point starting under $200,000, but Shane Multi-Family has made it even easier to own a home here with their customized down payment savings plan.

This payment plan is based on the buyer’s budget, and includes splitting the five percent deposit up over multiple months. They also offer a 3-year fixed rate of 3.14 per cent on a 25-year amortization period that Shane Homes’ preferred lender will hold for 15 months.

“We’re all about making life simpler and more stress free, starting with the home buying experience itself,” Kipp says.

That begins with providing buyers with a variety of different floor plan options and working with them to find a condo that suits their needs as well as their budget, she adds. This way, the buyer gets the home they are looking for, with all the bells and whistles, without breaking the bank.

Saratoga’s show suit will be the very popular A1 layout, similar to the one offered at the Mark 101. It has two bedrooms, two full bathrooms, and 848 square-feet of living space. It offers a very large bright kitchen with a large centre island and handy double USB outlets which make this space that much more versatile.

“We use luxury vinyl plank flooring that is stylish and sturdy and quite good for pets,” Kipp says.

The suites also come with a private balcony with a gas line for barbecues, and enough room for a patio set. Main floor two-bedroom A2 suites come with an additional, private patio accessible through the owner’s bedroom.

Saratoga in Skyview suites include in-suite storage, as well as additional storage lockers, and bicycle storage included in the price.

Its advantageous location in Skyview Ranch in the northeast is also a prime attraction. It is close to all of the amenities you could ask for — schools, banks, restaurants, and three shopping centres; and everything is accessible via Calgary transit.

“We’re very near a lot of employment hubs, including the Calgary International Airport, several hospitals and care units, the new The District commercial area is going up nearby with lots of restaurants already open,” Kipp adds.

Downsizers, first time buyers and young couples will find a lot to like in Saratoga in Skyview, Kipp says.
