A promise kept

Verve topping off signals next stage of growth in East Village

The newest residential high rise in Calgary’s East Village is nearly complete, as Verve by FRAM + Slokker topped off the 25-storey building. But the milestone does not only represent a promise kept by its developer, FRAM + Slokker, but a testament to the unfolding vision of this historic neighbourhood.


Once upon a time, East Village had been a vibrant part of Calgary’s downtown in its early days. The redevelopment it has undergone over the last few years brings it full circle to its historic relevance and today some 4,000 new residents call it home.

Verve will add to this total — and soon — as construction is in its final stages and first move-ins are expected this fall.

“Right now, we are completing installation of all the windows, drywalling is up to the 10th floor and interior finishings up to the seventh floor,” says FRAM + Slokker’s Director of Sales Deb Pedersen. “People are excited to see how fast Verve is going up, and they now have a better feel for buying here to suit their timeline.”

The mixed-use high-rise is one of the most anticipated condo developments in East Village and it is 90 per cent sold with only 25 units left. But Pedersen assures that there are plenty of premium suites left with some of the most dramatic and panoramic views in the city. “Having only this many units left to sell allows us to require only a five per cent deposit from buyers, so that’s an added perk.”

A 620-square-foot one-bedroom-plus-media nook suite on one of the upper floors has some of the most fantastic west-facing views in the city and is selling for under $400,000, which Pedersen says is one of the best prices in its class in the city.

Starting price for available suites is from $354,900, all with parking. Lovely sub-penthouse suites are from $744,900 and the one remaining penthouse is in the low $900,000s.

The lifestyle that East Village offers, however, is priceless, Pedersen points out.

“There is definitely a scene developing in East Village,” she says. “It has become such a hub for people to congregate, to shop, to sample the numerous food trucks, restaurants and services that have already set up shop here. Dog walkers, bikers, joggers have made the RiverWalk™ promenade such a happening place.”

What’s even more exciting is that East Village is far from done, with a Loblaws upscale grocery — a “super SuperStore,” Pedersen says — already under construction. Then there’s a Shopper’s Drug Mart, the new Central Public Library, and more hotels, retail and commercial establishments coming down the pipes.

Verve itself will have a Good Earth Coffeehouse, Panago Pizza and Barber Culture as tenants at its base, and Pedersen says more exciting announcements for new tenants are pending. “They will add to the growing scene in East Village,” Pedersen says.

Verve residents can very much live in the neighbourhood with the plethora of shopping, entertainment and dining options laid out before them in East Village, as well as all the recreational opportunities available. Cultural touchstones like Studio Bell, home of the National Music Centre, and the soon-to-be-completed New Central Library add another layer of lifestyle sophistication in East Village.

But Verve’s suites themselves are in line with the modern, urban lifestyle of this revived riverside community.

The suites are crafted with strong attention to views, right through to the exterior and beyond, with doors kept away from principal sightlines wherever possible. An open-concept live–cook–dine area offers maximum flexibility and maintains the kitchen as the hub of the home.

Suites have oversized balconies offering expansive views of the river, nine-foot high ceilings in the living spaces, European-inspired kitchens with fully integrated appliances, porcelain tiles with a luxurious soaker tub in the bathrooms, and more capture the imagination.
