Upper Mission Townhomes bring modern, urbane vibe to Erlton

Calgary’s inner-city can be a busy honeycomb of upscale homes that tout luxury and convenience, and Honeyycomb Developments knows all about it as the custom home builder has created some of the most iconic infill homes around the downtown area for the last 15 years.

“The luxurious finish, the well-thought out design and the ability to own a home here at a fraction of the price that single-family inner-city homes are going for are the reasons why Upper Mission Townhomes have attracted a lot of interest,” he adds. “But the only thing is that it is a very limited opportunity as there are only four townhomes.”

These row townhomes have about 1,370 square-feet of living space above-grade, with an additional 440 square feet in the basement that can be developed to fit the buyers’ lifestyle.

Sales begin on February 25 and there is already a lot of interest. “When you buy pre-construction, you have the freedom to customize your home, just the way you’d like,” Lalji says. “There is a lot of potential for these townhomes,” he adds.

The standard features include nine-foot ceilings, three bedrooms, three-and-a-half baths (including two full ensuites upstairs) a gas fireplace and a rooftop patio. The open concept design work with the oversized windows to bring the beauty of Erlton’s scenic hillside vistas in.

“The centre island is massive and is about nine-feet long with quartz countertops. Each townhome also gets a skylight over the kitchen which helps add to the feeling of luxury by bringing more natural sunlight inside,” Lalji says.

The fantastic curb side appeal of Upper Mission Townhomes cannot be overstated. The staggered exterior design follows the hillside topography of its location adding to its compelling architecture. Using top-notch exterior materials such as AL-13 metal accents, James Hardie cement fibreboards and stucco also helps present a tantalizing visual experience.

“The look of it really fits the upscale nature of the neighbourhood, it gives a sense of executive luxury and a timeless appeal,” Lalji says.

Upper Mission Townhomes will fit a lot of lifestyles, he points out. “They can be a couple working downtown, retirees looking to downsize, or even families with grown children. These townhomes were designed to fit their needs,” he points out.

The community of Erlton and Mission are some of the most historic in the city, and homes here have held their value through the ups and downs of Calgary’s economy. “It’s a fantastic location, close enough to walk to downtown, the Repsol Sports Centre is just around the corner so its perfect for an active lifestyle, it’s also near the river walk and bike paths for leisurely strolls around the
neighbourhood,” Lalji says. “This location is higher than the rest of the neighbourhood so it did not experience any of the overland flooding in 2013.”

Upper Mission Townhomes sits on a corner lot on 28th Avenue S.W. and Erlton Street. “It’s conveniently close to Macleod Trail but far enough that you don’t hear the traffic noise. We’re also close to the commercial and entertainment district of 4th Street S.W. so residents can have a bite to eat or meet up with friends in some of the trendiest bars in the city and stay near enough to home.”

Starting price is at $655,000, which Lalji feels is quite a steal considering its location and upscale finish. “This price is very attainable and is only a fraction of what single-family homes sell in this neighbourhood. It’s also the last piece of land that has this unique vantage point where you can enjoy such amazing city views in the privacy of your own rooftop patio,” Lalji says.
