Villas of Silverado a springboard for sales at StreetSide

Spring always seems to bring with it the rebirth of optimism.

And this year is no different, despite the fact clouds of economic doubt continue to hover over the province.

Ian Macdonald and his sales and marketing team at StreetSide Developments are no different. Matter of fact they are openly excited about what they have to offer those shopping the semi-detached bungalow villas segment of the new-home market.

Hey, and with what they currently have to offer now and what will be added to the list of available homes, why wouldn’t they be.

“We are optimistic for the spring market based on the level of interest we have seen to date,” he says. “Many of our prospective buyers are looking to right-seize and we offer the right price with the right features in the right community.”

Not only that, the style of the homes that have been created by StreetSide help fill a void in the marketplace — one that caters to retirees, those semi-retired, and seniors who want one-level living at an affordable price (starting in the mid-$500,000 range) and in a great location.

The condo fees, at a relatively inexpensive $250 per month, cover landscape maintenance, irrigation and repairs, snow removal and recycling pickup, repair and maintenance of common areas, capital reserve fund contribution and reserve fund study fees, and property management fees.

Macdonald, Director of Marketing and Sales for StreetSide, says the pace of interest and sales for the company’s Villas of Silverado 50-home enclave in Qualico’s successful southwest community of Silverado has been running strong since its October grand opening, although there was a slowdown over
the Christmas/New Year period.

“It’s been a big seller for us since we first opened our doors in October. We have already sold about 25 per cent of them and we still have a lot of interest from those shopping this particular segment of the market,” he says from the great room of the Meadows show home.

And just to give that healthy level of interest an added jolt, StreetSide is planning the release what might be the cream of the neighbourhood’s homes — eight Morgan layouts that will back directly onto an 80-acre natural reserve area.

With 1,188 square-feet of living area, the Morgan is the smaller of the two floor plans being offered. The Meadows plan comes in at 1,222 square feet. The models all have the master bedroom on the main, large ensuite, walk-in closet, flex space off the foyer for a den or home-office, one-and-a-half
baths, main-floor laundry, a spacious, workable kitchen, and two-car front-drive garage.

“We’ve already got a list of a couple of dozen people interested in the eight homes we will be releasing,” says Macdonald. “I think the sweet spot for a lot of those people is the square footage combined with the price and location.”

That is in addition to a list looking at the existing models, but have not committed.

“While this villa market is not impacted by mortgage stress, they are impacted by level of activity in selling their existing home,” Macdonald says.

But to further entice those considering one of the Silverado villas, StreetSide has gone all out with exterior and interior finishings.

Outside, the homes feature Hardieboard siding with stone accents. On the inside, luxury vinyl plank flooring is used along with granite or quartz countertops in the kitchen, stainless steel appliances, fireplace upgrade options, and flat-panel or shaker-style cabinetry.
