The Royal meets all expectations, as residents begin moving in

The Royal’s promise had always been to create luxury living amidst a community that provides a convenient lifestyle. That promise has been kept as Bosa Development prepares to welcome the first residents to this 34-storey tower this spring.


Already, this new Bosa Development condo tower has added to the vibrancy and livability of the entire Mount Royal community, as the mixed-use commercial component of The Royal is already open and has brought
much-needed convenience to life here.

The commercial podium is connected to The Royal along the same block on 16th Avenue between 8th and 9th streets S.W. The 90,000-square-feet of commercial space includes a new urban-concept Canadian Tire

Bosa Development always had a vision to revitalize Calgary’s urban living. Since the 1990s they have been dedicated to innovating and reinventing the way people see downtown Calgary. The Royal is the latest
feather in their storied development history in Calgary.

The Royal in historic Mount Royal Village West is about 85 per cent sold, and its success was built on bringing inner-city condo living to “a whole new level of sophistication, lifestyle, and upscale charm,” says
Marchand.

“This spring, Bosa Development is focused on selling the first seven storeys of The Royal building — The Royal’s Club Collection, a limited collection of 24 homes made up of studios, one- and two-bedroom homes at
fantastic values,” Marchand says.

These condos provide people with an overlook of the park and — like all residents — have direct access to Mount Royal West’s retail amenities.

Studios from just under 500 square-feet are from the mid $200,000s; one-bedrooms are from the mid $300,000s; and two-bedrooms from 990 to 1,200 square-feet start from the low $500,000s. There are also a few
penthouse options left at over 2,000 square-feet (contact sales staff for pricing).

Besides enjoying the ease-of-living convenience of having an upscale commercial area right outside their door, residents will also love the extensive in-house amenities offered at The Royal.

The complete lifestyle package The Royal offers has attracted buyers from all walks of life, Marchand says.

“Like all Bosa buildings, you’ll find a diversity of homes created with end-users in mind, and sometimes a community’s needs can be unique, so each of our buildings caters to that,” he says. “Because of the vast range
of available homes — from three-bedroom homes that are close to 1,600 square-feet, two-bedroom homes that range from 990 to 1,200 square-feet, and one-bedroom homes at 600 square-feet — it makes for a
great mix of people in any given building.”  

“Our buildings are like vertical neighbourhoods — and neighbourhoods need diversity. If you build only small homes, you will get a narrower purchaser profile. If you build with diverse purchasers in mind, you get just that.”

The Royal’s most popular floor plans are the corner two-bedroom homes. These plans are spacious enough for downsizers and flexible enough for younger professionals who are interested in shortening their daily
commutes to work.
