If you’re looking to live in a dynamic downtown neighbourhood, you can’t go wrong with Calgary’s urban village of Kensington. And the latest condo development opening in this neighbourhood, The Theodore, might just be the perfect match for a fulfilling, modern, upscale lifestyle.

Located at 10th St. and Gladstone Rd. N.W., The Theodore is going up in one of the most sought after locations in the heart of Calgary’s Hillhurst-Sunnyside community.

This community on the northwest edge of downtown is officially known as Hillhurst-Sunnyside. But to many, this vibrant, one-of-a-kind neighbourhood filled with unique shops, diners and cafés is lovingly known as

The Theodore is a mixed-use, mid-rise building that at 10 storeys will be the tallest structure in the whole neighbourhood. Which, according to Patrick Briscoe, Vice President, Development for Graywood Developments,
is quite fitting as the landmark development promises to be a literal landmark in the community for a long time.

“The site is on the corner of 10th Street and Gladstone Road — the current RBC branch — we are steps from the Hillhurst-Sunnyside LRT station, across the street from the Safeway and easily accessible to all of the
unique shops in Kensington on 10th Street. Our building will be the tallest building in Kensington at 10 stories with a rooftop patio that will have the best views in the community and beyond,” he tells Condo Living. “It
will also have a retail base that is sure to add to Kensington’s vibrancy.”

The Theodore — Toronto-based Graywood’s second development in Calgary after Fish Creek Exchange — offers apartment style condos from 500 to 1,510 square-feet. With prices from the $290,000s up to the $1 million mark, it will have a diverse selection of suites to fit each and every lifestyle.

“We will have plans that range from junior one-bed condos up to three bedroom units. There are about nine different floor plan types in the building,” Briscoe says.

Besides its bountiful, amenity-rich site, The Theodore will also offer some of the highest standard specifications around. They include nine-foot ceilings in living areas, luxury vinyl plank flooring throughout, quartz
countertops, upgraded appliances including gas range and integrated dishwashing units, and air conditioning comes as standard, as well. In addition, purchasers will be able to customize their kitchens by selecting
from a range of designer-selected tile backsplash colours.

“It’s the perfect new residence for people who love the busy atmosphere of the downtown core, but appreciate the close and quiet escape in this village-like community, complete with shops, restaurants, transit, parks
and so much more,” Briscoe says.

The exquisite architectural details of the 10-storey midrise itself also adds to its allure, bringing a sense of contemporary style to the area. A great deal of thought was put into ensuring that this landmark residence
showcased a unique rounded tower detail that highlights the 10th Street and Gladstone Road intersection while offering truly unique suites and with outstanding views.

Still, it is The Theodore’s location in Kensington that is it’s key feature. The community is described as a “walker’s paradise” with over 70 restaurants and shops. You can choose to walk to downtown across the 10th
Street Bridge or hop on a C-Train at the nearby Hillhurst/Sunnyside Station. There’s a Safeway right across the street for your groceries, and coffee shops and diners all around.

“The location is fully connected to 10th Street and all of the shops that everyone loves in Kensington but also the closest location in Kensington to a grocery store and the LRT. Combine that with being only a block
away from the popular Riley Park, where much of the community gathers, and that makes it a very special location.”

He says they are confident of its success, because like their Fish Creek Exchange development that came before, its location makes it a remarkable development.

“At Graywood we pride ourselves on being experts in real estate investment, we understand where and how people want to live. The Theodore offers the very best urban residential opportunity in Calgary today — an
outstanding location, thoughtful and innovative suite designs, curated finishes and an experienced team committed to exceptional quality and customer service.

He adds that Fish Creek Exchange and The Theodore are both Transit Oriented Developments.

“We have seen a lot of our purchasers see the high value in living steps away from the LRT. When looking for our second project in Calgary after Fish Creek Exchange we focused on great locations close to transit, as
our purchasers love the convenience,” he says.

“Also, in developing another mixed-use project we have found that having good quality retail as an amenity in the building is a big asset to the purchasers. Both projects we will be bringing in good quality retail that will allow purchasers to have retail right outside their front door.”

The Theodore sales centre will open in May. Check the website for updates.
