Conversion a suite deal for buyers eyeing new digs without the wait

Condominium projects are under construction all over our city, but in some cases it is months, or even years before homebuyers are actually able to move in. One company, Strathridge Apartments Inc., focusing on real estate holdings and redevelopment, has found a way to speed up the process and give buyers the chance to move in sooner. One such project is The Edge on 17th—a condo conversion of a former apartment building that’s been refurbished and completely revitalized and, best of all, is ready to move in.

The immediate occupancy factor is one of the project’s key selling features, says Kelly Copping, of B. Copping Realty Inc. “Given that the building is finished, you really get to see the quality of what you’re getting when you purchase, plus you don’t have to live through the headache of ongoing construction,” says Copping. “The spaces have been well thought out from the design stage to make the best use of the space, and I appreciate the rich, deep colours that are highlighted with lots of natural lighting.” Copping also adds that The Edge on 17th is in a really terrific location, and it really is. Only a three-minute walk from SAIT, which has an LRT station, The Edge on 17th is also close to Kensington and the downtown core. Nestled in an established neighbourhood, residents have access any shopping, fine dining and amenities they could hope for. Additionally, there is lots of green space to take advantage of, including Confederation Park. 

When it comes to the building itself, you would never know it wasn’t a new project, except for the abundance of large established trees out front. Copping says the one- and two-bedroom units offer modern design and a cutting-edge palatte that is sure to attract your attention right away. “I think what strikes you at first in the building are the warm and welcoming colours that give a real sense of home,” says Copping. “Beyond that, in the units the really bold use of accent colours to highlight the centre of the home comes together in a way that looks so stylish and contemporary.” Along with the rich colours, the design of these homes includes brushed metal finishing details throughout, stainless steel appliances, and beautiful polished granite countertops in the kitchen and bathroom. As well, the luxurious engineered hardwood flooring throughout the main living areas of the home enhance the modern look, while retaining the air of warmth and comfort. Another nice feature is in-suite laundry for residents, who can say goodbye forever to sharing a basement laundry room or hauling sacks to the laundromat.

Among improvements and upgrades soon to be enjoyed by Edge on 17th buyers is the resurfaced parking lot, while the building also netted new electrical outlets, windows, doors, exterior cladding, as well as a new roof and fence. As well, the interior workings of the building were upgraded, including a new boiler and hot water heater, an expansion tank and fire alarm panel and an intercom at the entrance. In essence, The Edge on 17th is like a brand-new building without having to wait for a new building to be built. Prices start at $239,900 for a one-bedroom or $314,900 for two-bedroom units, with 20 suites up for grabs in all.  CL
