Outlook for first-time homebuyers and downsizers brighter with Pointe of View

From the first time homebuyer to the empty nester, Pointe of View Developments is offering a fresh perspective on homebuying—and home shoppers an unheard of opportunity to purchase in either Panorama Pointe or Bridlecrest Pointe for as affordably as $999PI/MO for two-bedroom units.

Pointe of View Developments has been specializing in three distinct real estate markets for 25 years, including suburban residences, hi-rise residences and resort destinations, and is excited to present two new exciting condominium communities, Panorama Pointe in northwest Calgary and Bridlecrest Pointe in the city’s southwest corner.

Although both developments offer high-quality homes and competitive pricing for customers, they each have their own unique characteristics.

By the time construction is complete in the early Spring of 2008 in Panorama Pointe, there will be four, four-storey condominium buildings containing a total of 337 units, surrounded by a pathway system to nearby parks.

The architecturally designed units, which are available in 12 different floor plans, range in size from 579 square-feet for a one-bedroom, with or without den, to 1,243 square-feet for a two-bedroom condo and begin at $207,900.

The sky is the limit when it comes to the interior of each unit, which is equipped with five appliances, including a stacked washer and dryer, and Melamine maple cabinets in the bright and airy functional kitchen.

Every client has the opportunity to work with a design consultant to select colours and finishing surfaces that make their home unique.  And, for those who wish to further personalize their condo to suit their taste, homeowners can choose from an abundance of pre-selected wall colours, upgrade their flooring to laminate, cork, tile or slate/travertine, along with their appliance package, and upgrade finishing options that include cabinet hardware and granite for the kitchen and/or bathroom.

Underground heated parking is also available in your new Pointe of View community.

“You are not forced into having to purchase a condo suite that doesn’t fit your lifestyle needs,” says Pointe of View assistant marketing manager, Annette Hodgins. “Owners can personalize to their needs and desires. We are known for delivering and building stylish communities within of Calgary.”

Surrounded by gently rolling hills and plenty of green space, Panorama Pointe is rich with amenities and is conveniently located within five minutes from shopping, entertainment and service centres, such as medical, dental and veterinary. Access to Deerfoot Trail is only ten minutes away and the Calgary airport is an easy 15-minute drive.

On the other end of the city, one can find the community of Bridlecrest Pointe, which will contain four three-storey buildings and one four-storey building, with 265 units when all is said and done. The units, which begin at $284,900, range in size from 900 square-feet to 1,135 square-feet in eight different models, including those with two bathrooms and a den.

What makes this community unique, said Hodgins, is the buildings are going to be looking into a beautiful aspen grove sanctuary, providing an untouched natural setting within the middle of the complex. Bridlecrest Pointe also gives residents immediate access to Fish Creek Provincial Park, shopping and movie theatres, and is a golf lovers paradise with McKenzie Meadows Golf Club and Shawnee Slopes Golf Course just a stones throw away.

“The community itself offers the amenities that homeowners are looking for,” says Hodgins. “Whether they it be the north or the south.”

Sales in both communities have been strong, with Phase I and II of Panorama Pointe sold out and the release of the final phase, only 77 units remain. Possession of the first building is set for the end of November of this year. One building took occupancy in Bridlecrest this past summer, with only 39 suites currently available and the last building set to be released. CL


Promotion at a Glance

Up to three years subsidized mortgage payments are being offered by Pointe of View Developments on residential unit purchases made in Bridlecrest Pointe or Panorama Pointe developments, on terms as follows:

• The promotion only applies to most two-bedroom suites and two-bedroom-plus-den suites.

• Pointe of View Developments will subsidize the purchaser’s monthly mortgage payments in the form of one cash payment at closing for a sum equal to but not greater than $20,000.

• The advertised promotion which states monthly payments starting from $999PI (principle and interest) is based on a three- (3)-year term mortgage with a purchase price of $285,900 plus G.S.T. with conventional mortgage financing from BMO Bank of Montreal (our “Preferred Lender”), amortized over 40 years, OAC, on properties being purchased as a primary residence.

• Our Preferred Lender, BMO Bank of Montreal is also offering a reduction off posted rates on mortgages with as low as 5% down, which also qualifies for the payment $20,000 subsidy cash back promotion offered by Pointe of View Developments, OAC.  Note monthly payments based on this financing vary from that advertised.
