Reaping the inner-city lifestyle without the uptown price

Connaught conversion offers suite deals for condo shoppers on a budget

Calgary’s red-hot real estate market can make it difficult for buyers to find a condo with the three qualities that everyone is looking for: a great location, a low price and quick possession. This is often especially true for condos downtown, where if you want the great location and the low price, you have to wait months or even years for the development to be built. Con­versel­y, if you want to move in quickly, you end up paying extra. Every once in a while, though, buyers are fortunate enough to discover a development that can satisfy all three needs. Such is the case with Montrez, a condo conversion project by Cidex Developments that is currently underway.

Montrez is located at 1121 15th Avenue S.W., in one of the most sought-after areas of the city.

“A huge bonus is the location, right off 17th Ave,” says Marlene Ducommun, the sales and marketing manager for Montrez. She points out there are many restaurants, shops, bars and other amenities in this trendy district, and home-owners have the added advantage of also being able to walk to work. Montrez is being marketed mainly at young pro-fessionals and first-time buyers who want to be close to both work and entertain-ment, and since the Uptown 17th Avenue district is active both day and night, there’s never a shortage of things to do. More practical amenities like grocery stores and transit are also at hand.

The building consists of 46 one- or two-bedroom units, ranging in size from 592 to 834 square-feet. Prices start at as little as $245,900 and go up to $345,000, a true bargain when you consider that many similarly-sized condos in the downtown area cost twice as much. All units in the front of the building have a large balcony, while those in the back have a large sliding door to let in the breeze, and a covered parking stall is included with every unit. All the public areas, including the lobby, elevator and hallways have been complete-ly renovated and updated, and the exterior of the building has been spruced up as well.

Ducommun says everything in the units is new, from the flooring to a fresh coat of paint on the ceilings. The recently opened show suite is a one-bedroom unit that demonstrates all the features standard with all units. The kitchen offers solid granite countertops and hardwood cabinets, as well as a tiled floor and matching tile backsplash.

One interesting feature is the inclusion of a European style all-in-one washer and dryer which fits perfectly under the kitchen counter, a great way to save both space and energy. The great room and bedroom have soft Berber carpet underfoot, and the great room features a texturized stucco finish on the walls that is currently a popular décor trend. Both of these rooms are quite large and use space very efficiently, giving the suite a larger feel than its square footage would indicate. The bathroom has a luxurious soaker tub and new plumbing fixtures as well. The intercom system has been completely replaced so that it works with cell phones as well as land lines, an important feature since in this day and age, many people choose not to have a traditional home phone.

Ducommun anticipates that the conversion, which only began in September of this year, will be complete in a very short period of time. With Montrez embodying what some condo buyers might call the perfect storm of location, price and availability, it is certain that these units won’t last long in Calgary’s lively real estate market.  CL
