The Montana by Procura

Exceeding expectations of the lasting kind

The way luxury is perceived is different for everybody, but for those who expect nothing less than the best, luxury is often associated with time and experience, and this can all be seen in the luxurious condominium offering of Procura: The Montana.

The stately Montana rising up beside the historical Nellie McClung home on 15th Avenue S.W. shows how a development can incorporate the historical and the state-of-the-art and make it look elegant beside each other. It’s a look that is very inner city.

“Oh yes, The Nellie McClung home is important to Alberta history and it’s going to be here for a very long time,” says Robert Moroto, Marketing Manager for Procura, developer of the Montana.

Procura, established in 1979, is best known for building benchmark projects that define quality; whether in aesthetics, design, the use of new construction technology or the superior planning that goes into their developments in B.C. and Alberta.

The very idea of living near Uptown 17th Avenue, where the luxurious, 27-storey, 189-suite Montana is situated, brings out covetous feelings, being so close to Stephen Avenue, to the 4th Street SW restaurants, and to the art, theatre and business districts. “There is nothing around here that you are missing, whether you want to do yoga, Pilates, or if you need doctors, dentists or chiropractors, most of that you can find within two blocks,” says Moroto.

Montana’s suites range in size from 677 to 2,500 square-feet. Suite types vary from one-bedroom, one-bedroom with den, two-bedroom, two-bedroom with den, and estate homes. Condo dwellers can choose from four neutral colour palettes that are likely to stay classic and contemporary for many years to come.

The concrete tower’s “wow effect,” begins with its handsome architectural design, incorporating the brick and stone to pay homage to the old neighbourhood. Light emanating from the top of the building can be seen above the city. Large beams up the sides will also illuminate the brick facade, thus casting an overall look that is very posh and high end. 

The Montana will be equipped with requisite amenities such as a private fitness facility, and a boardroom, as well as a state of the art security system that controls access to floors and other living spaces. Heated parking stalls ensure a comfortable transition from the cold outside. One distinctive feature that elevates the Montana is its dramatic lobby, complete with concierge service.  “We are trying to make it look, feel, and service like a hotel. And you will see this from the lobby, hallways, into the three high speed elevators and your air-conditioned suites,” says Moroto.

But the vantage points of the Montana are the qualities that can be sensed, not seen. “It’s a better built concrete building,” says Moroto, referring to the nine-inch concrete floor that makes for maximum noise reduction and a sturdier, stable building. And the Visionwall® of which the Montana will literally be wrapped with, is the same high performing glass used in airports, LEED certified buildings and higher end condominiums in New York and Vancouver. “The Montana’s three-inch thick glass barriers will mean savings in heating and cooling costs, but also cuts sound to a bare minimum,” says Moroto.

Suites in the Montana will be air conditioned, equipped with granite countertops, stainless steel appliances and hardwood floors which, Moroto says, can be found in most new developments. “So we’ve made a point of being different. People want an easy lifestyle—we added what we call the centralized entertainment switchboard that houses all the phone, internet and cable lines.” Fibre optic technology has also been installed in the Montana, so that it can adapt to new systems that require more bandwidth in the future. 

The Montana’s reputation precedes it, with more than 75 per cent of the suites sold, beginning from $400,000 with the most expensive being $2.2 million.
